Why You Should Get Pre-Approved Before House Hunting

Spring is approaching and with it, prime time for real estate transactions. Many people will be looking to purchase homes meaning home buying will become a “competitive sport”. This means that you will need to stand out to sellers if you want to “win” the house of your dreams. One way to show that you are serious about buying your dream home is to get pre-approved for a mortgage before starting your search. In fact, regardless of how competitive the market is, getting a mortgage pre-approval will give you the security of knowing what your true budget is, allowing you to know if a desired home is within your reach.

One of the many advantages of working with a local Realtor is that many have relationships with lenders who will be able to help you with this process. Once you have chosen a lender, you will need to fill out their loan application and provide them with vital information regarding your credit, debt, work history, down payment, and residential history.

There are “5 Cs” that aid in determining the amount you will be qualified to borrow:

  1. Capacity: Your current and future ability to make payments.
  2. Capital or cash reserves: The money, savings, and investments you have that can be sold quickly for cash.
  3. Collateral: The home or type of home that you want to purchase.
  4. Character: Your history of paying bills and other debts on time.
  5. Conditions: Current interest rates and amount of principal influence the lender’s likelihood of financing the borrower.

Even before you contact a mortgage lender, it’s a good idea to look at your credit score to see where you stand.

Here are some steps you can take to improve your credit score:

Should You Refurbish Your House Before Selling?

If you are preparing to list your house for sale, you may be wondering if the financial reward will be worth the time, effort, and money to fix up things that are in disrepair or that are dated.  The answer to that question depends on a myriad of circumstances such as the current real estate market, the condition of competing inventory and whether the renovations that need to be made generally provide a return on investment.

Some home buyers are looking to purchase a “fixer-upper”. They are looking for properties priced to sell, perhaps because they don’t qualify for more expensive homes or maybe because they want to make a profit by refurbishing the home themselves.  Most fixer buyers want to do simple repairs such as painting walls, replacing light fixtures and putting in new carpet. Only a few want to take a house down to the studs and completely redo it. These potential buyers will want a price for the home that will allow for all the repairs, the inconvenience of doing the work, and often a bit more. For example, if a home is worth $200,000 refurbished, but still needs a new roof, and the roof costs approximately $10,000, a buyer most likely will not offer $190,000 for this home. The reason is that they can probably find a similar house that already has a new roof for $200,000 and save themselves the headache of replacing it themselves. A buyer in this situation might offer $175,000 or less, in which case it would make more sense for the seller to replace the roof and sell it for $200,000.


It is important to note that many buyers are looking for “turn-key” homes. They fear having to make major repairs because they might be costlier than anticipated or other problems might be revealed.

Even if the price is right, homes listed for sale in “as is” condition might not attract as many buyers.


However, before doing major renovations, there are many things to consider. Smart sellers will research what their home’s market value will be once improvements are made and compare it to the cost of the renovations. If an upgrade won’t provide return on the investment, it probably doesn’t make sense to do it. Knowing the condition of your competition is helpful.  For example, if other homes for sale in your neighborhood all have modern kitchens, it might make sense to update yours. This doesn’t mean you should tear it down and start from scratch.  Often a minor kitchen remodel will suffice. Also, keep in mind that kitchen and bathroom remodels are known to bring the best return on investment.

Start by making a list of the things in your home that are dated or in disrepair and then prioritize. 

Here is a list of 10 minimum improvements to make before putting your house on the market:

  • Patch all holes and cracks in walls and ceilings.
  • Fix all appliances and HVAC systems.
  • Repair leaky faucets.
  • Replace worn carpeting.
  • Repaint dark or marred walls in neutral colors (not white).
  • Replace broken windows.
  • Repair the roof.
  • Change dated light fixtures/ceiling fans.
  • Replace old linens/window coverings.
  • Fix any code violations.

If your real estate market is a sellers’ market and homes are moving quickly, you can get by with fewer fix ups, however a home that needs repairs will still deliver a lower price. If it’s a buyers’ market, people might not even be willing to look at homes that need repairs. Paying Taxes is No Fun, But You Can Save as a Homeowner

Owning a home is part of the American dream. Working hard, saving money, finding the right house, and going through the mortgage process all pays off when you move into your own home and being to enjoy the perks that come with what is likely to be your largest financial investment. Some of those perks come in the form of tax breaks. And with tax season around the corner, it’s time to educate yourself about those tax breaks. You might be surprised to discover that many of your biggest home-related expenses are often tax deductible.

Here are the top four tax breaks for homeowners:

  1. MORTGAGE INTEREST


The most significant tax break you’ll get is a mortgage interest deduction, which is nice since a huge part of your monthly mortgage payment goes towards paying off interest for a while after your purchase. All the interest you pay during the tax year will be deductible. However, if you own properties with mortgage balances over a million dollars, the IRS will limit your deductible interest. If you own a second home, your interest for that home is also deductible as long as you are residing there part of the year. If you stay there less than 14 days out of the year or less than 10% of the number of days you rent it out, the IRS may consider it a residential rental property, and in that case, you will not be able to take an interest deduction.

  1. REAL ESTATE TAXES


Another large deduction you get to make as a homeowner is on your property taxes. As a homeowner, you will always have to pay some form of real estate tax. If you have an escrow account, which most mortgages do, it means you have been paying a portion of your property tax bill for the year as part of your monthly mortgage payment. At the end of the tax year, your lender will send you a statement, which will tell you what you have paid in taxes and interest and how much went into your escrow account to be used toward taxes. You will be able to deduct the amount your lender paid from your escrow toward taxes.

  1. POINTS


When you purchase a home, you have the option to pay mortgage points to your lender to lower your interest rate. A point is typically 1% of the loan price, so if you bought or built a new home that cost $300,000 and you paid your lender for one origination point, this should enable you to deduct the $3,000 in closing costs paid from your taxes for the year of the home purchase.

  1. ENERGY TAX CREDITS


Making improvements to the energy efficiency of your home will not only save you money on energy costs, it may also help you qualify for a tax credit. Tax credits can be better than tax deductions as they are a dollar-for-dollar savings no matter what tax bracket you are in. Things like upgrading windows, roofing, appliances and more with energy efficient equipment will often count toward a tax credit. But since the IRS does change things from year to year, be sure to check with them beforehand so you will know what tax credits you qualify for.
