Pricing Your Home to Sell

When preparing to put your home on the market, there are a lot of things you need to think about:

  • deciding if you should make home repairs and improvements
  • staging your home to impress potential buyers
  • keeping your lawn and house in prime condition for viewings
  • prepping to move

But one of the most important decisions you must make is how much you should ask for your house. Determining the asking price for your home cannot be taken lightly. There needs to be some psychology and strategy used to decide the price that will sell your home in a timely manner and for the most profit. You and your Realtor should identify and agree upon the approximate value of your property. You can use comparable sales of similar properties sold in your neighborhood to help you make this decision.


Next, you need to understand the price range for your list price. Depending on market conditions, competing properties, time of year or inventory, the price range can fluctuate.  For example, a house with the asking price of $500 K can have a price range of $480 K to $520 K. Once you have determined your home’s value and have a price range in mind, it’s time to conclude what your asking price will be. This is where the following pricing strategies come into play:

  1. Appeal to multiple buyers - It may be tempting to ask for the highest price you think you can possibly get for your home. But if you price your property on the lower end of the value range, you will likely appeal to more than one buyer, and you might even have a bidding war amongst buyers who want your home. Chances are you will get more than your asking price if this happens.
     
  2. Utilize psychology when choosing your asking price - Be careful of too many zeros.  For example, it is easier for a buyer to process $250 thousand than it is $250,000 - and $250,000.00 is even worse on the eyes. Buyers feel like they are being asked to pay more when there are more zeroes included in the price. It doesn’t change the actual price, but the perception of the price changes.
     
  3. Make sure it’s visible in real estate searches - If buyers are looking for three-bedroom homes under $400 K and you have your property priced at $405 K, an automated buyer search for properties under $400 K will exclude your home, meaning you will miss out on a lot of potential buyers. Experienced Realtors  will set up search parameters for buyers that include properties listed a little bit more above their price ceiling. Keeping in mind that home prices are flexible, buyers could find the perfect match on a home above their limit, but with the possibility that it is in within a reasonable range of price or that it will be reduced.
     
  4. Have a price contingency plan before listing your home - You may have very high expectations regarding the worth and appeal of your home. If you insist on asking top dollar for it, you may get lucky (depending on the current market) and get it, or you may not get any full price offers at all. In that case, it’s important to have a contingency plan lined up before you list your home. That way, if you must lower your asking price, you will already be prepared for it and it won’t catch you off guard.
     
  5. Be flexible - Setting an initial asking price is just the beginning of your home selling process.  A lot of different factors may come into play when selling your house, and you won’t be able to anticipate all of them. Being flexible will allow you to react quickly to changing market conditions or new information and you will be more likely to get the best price for your home.

Purchasing a Home Quickly: Tips for Success

Are you moving this summer? With rents sky high and continuing to rise with no end in sight, you are likely going to want to purchase a home as quickly as possible. While buying a house is something you should not take lightly, there are ways to speed up the process while still making sound and smart decisions. Does that sound too good to be true?  Well, no promises, but there are steps you can take to buy a home fast.

Whether you are buying a house for the first time, or you have navigated the home buying process before, chances are you know that it can be lengthy and complicated.  But there are certain strategies you can use that will speed things up.

Here are some tips to help you get started:

  • CHOOSE THE RIGHT TYPE OF HOUSE

There are certain types of homes you will want to avoid if you’re in a hurry. You should also avoid bank-owned homes or foreclosures, which generally take much longer to close. The fastest way to go is to focus on condos or new developments. Closings for condos and new developments can take as few as three to four weeks to happen.

  • GET PRE-APPROVED FOR A MORTGAGE

This is a strategic move that will give you a head start so that when you do find a house you want to purchase; you will already be approved for a mortgage loan and can make an offer right away. This will also help you to stay within your budget when looking at homes because you won’t want to waste time looking at properties that cost more than what you are pre-approved for.

  • HAVE YOUR DOCUMENTS IN ORDER AND READY TO GO

Get all the paperwork that you will need organized so that it is ready and waiting when you find the right home. Generally, a home buyer will need the following: federal tax returns for the past two years, supporting information such as W-2, 1099, or other tax forms for the past two years, two months’ worth of bank statements for your checking, savings, 401K, retirement and other accounts, and pay stubs from the past month.

  • FIND THE RIGHT REALTOR TO GUIDE YOU THROUGH THE PROCESS

Don’t Let a Weather Catastrophe Catch You Unprepared

It’s hurricane season folks, and while Montgomery is in a very low risk hurricane zone, it doesn’t hurt to be prepared should a major weather event occur. This year the NOAA predicts an 85% chance of an above normal season. Gathering your hurricane supplies ahead of time will save you from having to fight the crowds at stores right before a storm hits. And some of these items will be useful on average stormy summer nights as well.

Your HURRICANE KIT should contain the following:

  • Flashlights & extra bulbs
  • Battery-operated radio
  • Battery-operated lanterns
  • Batteries (in different sizes)
  • Matches
  • First Aid kit
  • Duct Tape
  • Rain gear
  • Clock (wind-up or battery-powered)
  • Plastic garbage bags
  • Fire extinguisher
  • Scissors
  • Can opener
  • Clean clothes
  • Extra blankets
  • Heavy gloves


Have non-perishable food for each person for 3-7 days in two coolers (one for food and one for drinks) with the following:

  • Bottled water (1 gallon/person/day)
  • Canned foods
  • Bottled juice
  • Dry pet food (make sure to include water for your pets)

House Checklist:

  • Remove outdoor items
  • Trim dead branches from trees
  • Board up windows
  • Fill gas tanks and extra containers
  • Have extra cash on hand
  • Move furniture away from windows
  • Store important documents in waterproof containers
  • Have extra supply of medicines on hand

Medical Needs:

  • Medical-alert tags
  • Insect-repellent sprays
  • Feminine hygiene items

Be prepared to evacuate, if necessary, by knowing where your local evacuation routes are and making sure your vehicle gas tanks are full.

Hopefully you will never have to use your Hurricane Kit, but being prepared for severe weather will give you peace of mind knowing that you are ready should such an event occur.
