Midtown Montgomery Market Report for 2015

The headline from Realtor.com for its Housing State Of the Union is “We’re Back, Baby!” 2015 was a great year of growth and improvement—one that sets the stage for a return to normalcy in the months and years ahead.

Here are highlights from the report which is bases on data through November 2015:

  1. new-home sales were up 13% and existing-home sales were up 7%
  2. strong household formation (1.4 million households formed in the past four quarters ending in September)
  3. year of solid job creation (an average of 210,000 jobs per month through November)
  4. distressed sales declined
  5. home prices rose 5% to 7% nationally
  6. lower inventory levels and faster-moving inventory every month
  7. affordability remains strong with only marginally higher mortgage rates

Midtown Montgomery real estate sales statistics for the year 2015 show the number of homes sold increased 9.56%. The average sales price decreased by 7.68% to $131,622. The median sales price decreased by 2.25% from the year 2014. Market times decreased by 14 days.

The spring housing market is beginning to heat up. National Association of Realtors® Chief Economist Lawrence Yun predicts sales activity to steadily pick up, provided more inventory reaches the market and job growth continues. Yun says price growth is also rising. This year’s spring market offers many opportunities for those thinking about selling their home.

Enhancing curb appeal and showcasing areas like kitchens and bathrooms is helpful. Also, make sure the home is well-maintained, small repairs are completed and the home is free of clutter.

Midtown Montgomery real estate sales statistics for April 2014, show the number of homes sold increased by 36% when compared to April 2013. The average sales price increased by 45% to $158,971 for the month. The median sales prices increased by 18%, and market times increased by 8 days from April 2013.  The highest selling price decreased by 56%, and the lowest selling home price increased by 53% compared to April 2013.

Midtown Montgomery Real Estate Sales Statistics - January 2010

Home sales surged in the fourth quarter of 2009 with many areas seeing double digit gains according to the National Association of Realtors. Total existing-home sales (single-family and condo) jumped 13.9 percent above the third quarter and 27.2 percent above the fourth quarter of 2008. Distressed property sales accounted for 32 percent of the fourth quarter transactions, down from 37 percent from 2008.

Lawrence Yun , NAR chief economist, said the first-time home buyer tax credit, combined with record low interest rates, played a dominant role in fourth quarter sales. Yun went on to say, “With inventory levels trending down over the past 18 months, we expect broadly balanced housing market conditions in much of the country by late spring with more areas showing higher prices.”
