Sadly, one of the best mortgage programs in our country will cease to exist at the end of December, 2018.  An extremely generous government refinance program called HARP (Home Affordable Refinance Program) is in its final days. It was launched by the US Government during the Obama administration in an effort to assist middle class home owners by offering lucrative access to lower interest rates and reduced payments amidst the Great Recession. Through HARP, you can not only get a lower interest rate, but you can also get a shorter loan term, or change from an adjustable to a fixed-rate mortgage. And guess what?  There is NO minimum credit score required!  

Take advantage of this fantastic program now, before it’s too late…and here is why: the savings you will gain from participating in this program could rival your best investment. Talk about a great deal! Here are some numbers for you: if you are younger than 50, you are restricted to $18,500 in annual 401K contributions.  A contribution in that amount would yield around $2775 in tax relief for the average American.  But HARP could save you $2400 per year - which would leave you with more cash to invest in your 401K.

This program is geared toward America’s middle class.  Only mortgages under $625,000 qualify.  But if you want to take advantage of it you must apply immediately before time runs out.  Reach out to lenders and find out if you qualify by just answering a few questions. Home Affordable Refinance Program

If your loan was “sold” to Fannie Mae or Freddie Mac prior to June 1, 2009, you may qualify to refinance your mortgage without an appraisal—and you don’t have to worry about the value of your home either!

Determining if your home qualifies

  • Call me with your property address and I will check Fannie/Freddie’s website
  • Your current home, rental property, second home qualifies
  • If you have a 2nd mortgage, the 2nd mortgage holder must agree to “subordinate.”

What you will need to apply

  • Estimate of the current value of your home based on comps from a real estate agent
  • 30-days’ worth of paycheck stubs
  • Bank statements
  • Decent credit scores
  • Copy of driver’s license
  • Private Mortgage Insurance (did you have to include on your original loan?)
  • Copy of title policy
  • Copy of homeowner’s insurance policy

What is “unknown”

  • Fannie/Freddie may require additional documents once the file is submitted to underwriting
  • You may have to bring money to closing
  • How long it will take to process your loan
  • Fannie/Freddie may determine whether or not you will need an appraisal.

What are the benefits?

  • Lower interest rate
  • Decrease in the number of years left to pay off your mortgage
  • No appraisal required (if determined by Fannie/Freddie)
  • PMI insurance may decrease or be eliminated.

Buy or Refinance Your Montgomery Home NOW!!

The federal Home Buyer Tax Credit ends in just two weeks. Time is running out for you to take advantage of this incredible opportunity to get FREE money from the government to buy a home.

1.  Home Buyer Credit Act

  • DEADLINE: April 30, 2010 (June 30th with a signed, binding contract).

  • montgomery homeELIGIBILITY: First-time buyers and repeat buyers (those who have owned and lived in one residence for 5 consecutive years of the last 8).

  • INCOME LEVELS; $125,000 individual and $225,000 for couples.

  • PURPOSE Allows Montgomery home buyers to receive a tax credit (which may be claimed on this year’s taxes) of $6500 to $8,000.

***Remember that a tax credit is a dollar-for dollar reduction in what a taxpayer owes. If the credit exceeds the amount owed, a refund will be issued.

2. Home Affordable Refinance Program (HARP)

  • DEADLINE: June 2010
  • ELIGIBILITY: The mortgage loan on your Virginia Beach property must be owned by Fannie Mae or Freddie Mac and owner occupied.  Property may include 1 to 4 units. Current mortgage must be paid current and up to date. Loan-to loan value cannot exceed 125% (previously 105%).

  • PURPOSE: To extend underwriting guidelines so as to allow “underwater” mortgage holders (those with loan balances which exceed the value of their Montgomery home) to avoid foreclosure.

3. MILITARY SERVICE MEMEBERS Exception!

If you are a service member on official EXTENDED duty outside of the United States for at least 90 days during the period Jan. 01, 2010 to April 30, 2010, you are GRANTED A 1 YEAR EXTENSION on the First-Time Homebuyer Credit.  That means you have to be under contract by April 4, 2011 and close by June 30, 2011.
