When you purchase a home, you are not only choosing where to live, you are making a financial investment as well. Home equity is the percentage of your home value that you own and with each mortgage payment you make you are contributing to your own financial savings.  The goal is to build up as much equity as you can so that when you sell your home, you will make a nice profit!  Here are some tips for building home equity:

Follow These Kitchen Sink Tips to Avoid Hiring a Plumber

If you’ve ever had to call a plumber to come out to your house to fix a clogged sink or jammed garbage disposal, you already know how expensive that visit can be. Now you have the added concern of having someone come into your home while maintaining social distancing. Here are some tips for things you can do to take care of your kitchen sink so that you won’t have to call a plumber to fix it for you:

  1. Do not pour grease, oil or fat into your garbage disposal or drain. Grease will slowly accumulate and impede your garbage disposal’s grinding ability as well as clog drains.
     
  2. Do not use hot water when grinding food waste. Hot water will cause grease to liquefy and accumulate, causing drains to clog.
     
  3. Don’t grind extremely fibrous materials like corn husks, celery stalks, onions, and artichokes. Fibers from these can tangle and jam the garbage disposal motor and block drains.
     
  4. Don’t turn off the motor or water until grinding is completed. When grinding is complete, turn off the garbage disposal first. Let water continue to run for at least 15 seconds, flushing out any remaining particles. Then turn off water.
     
  5. Don’t put too many potato peels down the garbage disposal. The starches in the potatoes will turn into a thick paste and may cause blades to stick.
     
  6. Don’t put large amounts of food down the garbage disposal. Feed food into the garbage disposal a little at a time with the cold water running; this will help the food scraps flow down freely through the drain pipes and plumbing.
     
  7. Don’t put expandable foods into your garbage disposal. Foods like pasta and rice expand when you add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the cause of many jams and clogs.
     
  8. Don’t grind large animal bones of any kind.
     
  9. Don’t put coffee grounds down the garbage disposal. They won’t harm the disposal but they can accumulate in drains and pipes, causing clogs.
     
  10. Most importantly: Don’t use harsh chemicals like bleach or drain cleaners to unclog the drain. They damage blades and pipes.

Improving the Efficiency of Your Home

Making your home more energy efficient is a cost-effective way to not only save money but to also improve the performance of your home.  The most effective strategy for improving your Deep South home’s energy efficiency is to focus on the “shell” of the house…the attic, windows and doors.  Next, improve the energy efficiency of systems such as heating, cooling, lighting and appliances.  Last, but not least, consider clean energy generation such as solar or geothermal.

The first step toward energy efficiency is to make sure that your attic’s super insulated.  High quality insulation slows the rate that heat flows out of the house in the winter or into the house in the summer.  That means it takes less energy to heat or cool your house.  If you have an unfinished attic, it is worthwhile to upgrade its insulation.  It is a good idea to use an Energy Auditor to make sure that the insulation is installed properly. Professional Home Energy Audits

The next step is to upgrade or replace windows. If your windows are old or leaky, it is time to increase their efficiency by using weather stripping and storm windows and you may not replace them if you live in a locally designated historic district. Replacing an older furnace with a new high-efficiency system may seem like a huge expense, but in the long run it will save energy and money.  If your furnace was built before 1992 and has a standing pilot, it likely wastes 35% of the fuel it uses, and it’s probably near the end of its service life.  ACEEE (American Council for an Energy-Efficient Economy) recommends you replace it with a condensing furnace with annual efficiency of at least 90%.

You can improve the efficiency of your hot water system by turning down the temperature of your water heater to the “warm” setting (120 degrees F).  You can also insulate your hot water lines so that they don’t cool off as quickly between uses. And using low-flow fixtures in your showers and baths will help as well.

You can use ¾ of the energy used with incandescent light bulbs by replacing them with compact fluorescent lamps (CFLs).  You may not realize that the cost of the electricity used to run a light bulb is more than the cost of the bulb itself.  A CFL may be a little more expensive than the traditional light bulb, but it lasts for 10,000 hours and uses only 27 watts to generate as much light as 100-watt incandescent bulb. Over the long haul, you will save money by investing in CFLs.

The Tax Advantages of Owning a Home

Owning a home is part of the “American Dream”.  Working hard, saving money, finding the right house, and going through the mortgage process all pays off when you move into your own home and begin to enjoy the perks that come with what is likely to be your largest financial investment.  Some of those perks come in the form of tax breaks. And with tax season around the corner, it’s time to educate yourself about those tax breaks. One of the perks of being a homeowner is that you can make changes to your home to suit your own needs and desires.  Some home improvements are simple DIY projects you can accomplish in a weekend, but others are a little more complicated and should be handled by professionals.  In fact, some home improvement projects can be downright dangerous and it is in your best interest to hire someone who knows what they are doing!   • Removing Walls - It looks like so much fun on the home improvement shows, doesn’t it?  People with sledgehammers and goggles knocking down walls - how hard can it be?  But is the wall you’re removing a load bearing wall? If it is, you need to have a way to support the structure or you will risk the danger of collapse.  If you are not 100% sure about what you are doing, it’s best to hire a professional who does!
     
  • Installing Windows - This is another project that requires specific knowledge to get it right. Windows need to be properly seated and sealed or they will not sufficiently work and you will be no better off than you were with old windows.  It is not easy to install windows and this is a job better left to professionals.
